Property Location

The property can be found in the small hamlet St Capraise d’Eymet, which is approx. 12 Km south of Bergerac and is just off the main N21. It is set in its own 40 acres of beautiful countryside surrounded by vines, sunflowers and fauna of all description. The walks to the woodlands up on the hill and to the old quarry, where local people still come and explore for fossils, can be guaranteed to relax and give you a good appetite for the gastronomic delights of the region.

The house is at the end of a lane thereby offering peace and tranquillity with easy access to the delights of the Dordogne.

The Cottage at Les Goudouneches has just been restored from a small farmers house originally built in 1888 to a delightful gite of two. It has maintained its original French influence whilst encompassing the modern comforts.

Description of Property

Les Goudouneches, a renovated farmer’s cottage for two, offers a friendly welcome, comfortable accommodation, private pool and wonderful views over 40 acres of countryside. The nearest airports are Bergerac and Bordeaux where car hire is available.

Patio area and an above- ground private swimming pool (7.5m x 3.7m & 1.3m constant depth) to the side of the cottage are set in a sunny, quiet and sheltered aspect. Table, chairs, swinging seat, BBQ and tools are all provided.

A meal on arrival, house linen and bathroom towels (not pool towels) are provided.

The open studio property has beamed ceilings, double bed and fitted wardrobes. The bedroom window overlooks the verandah ensuring shelter from the sun. The adjacent tiled shower room includes toilet and hand basin. Unfortunately, we are unable to accommodate children or pets.

The comfortable lounge offers French TV, DVD player and CD/radio player. Books, movies and CDs are available for your use.

The dining/kitchen room has a character fireplace with wood burner and breakfast bar. The spacious kitchen area is fully equipped with a full range of built-in furniture, gas hob, electric oven, dishwasher, microwave, washing machine and fridge/freezer.

The covered outdoor verandah for alfresco eating is an extension of the dining room but with sunshine and beautiful views.

We are happy to accommodate long-term lets during the winter for a discounted price.

Places of Interest

Within 30 minutes drive there are three delightful swimming areas, Pomport, Lac De Castellgaillard and Lougratte. Lougratte is our favourite with excellent facilities, sandy beaches with a life guard patrol, pedlows, canoes and clean warm water. Just how I like it.

Les Goudouneches is within easy access to all the delights of the Dordogne. Whether it be the fortified Bastide Towns, the prehistoric cave paintings at Lascaux and Font de Gaume, not to mention the stalactite caves and National Prehistoric Museum at Les Eyzies, or perhaps just a lazy time on the Dordogne River with canoeing for softies. It is delightful way to spend a few hours enjoying the spectacular sights of the many Chateaux, the troglodyte caves and the picturesque villages.

If the sightseeing and shopping becomes too much then remember you are in the middle of a superb wine growing area. Everywhere you go there is “degustation” – free tasting. For that ultimate bargain, buy it “en vrac” – from the tap.
